Please welcome our new Office Administrator to the Galleon Team!
My name is Karen Austin. I was raised in Garner, North Carolina, and have lived in Fort Lauderdale for 20 years. I am a mother of three daughters, Rebecca (17), Sarah (12), and Laura (9), and have been married for 21 years. I have a Bachelor’s Degree in Business Management as well as an Associate’s Degree in Laboratory Technology. I was a Microbiology technician for two years for Cleveland Clinic of Florida. I worked in Bookkeeping for six years as well as Quality Assurance for JCAHO compliance. I love reading a good novel, attending bluegrass festivals with my husband, who is a guitar player in a bluegrass band, and spending time with my girls at the park and the beach. I am happy to be a part of The Galleon Team as of Feb. 11, 2008.

Vote for the Reserve: Judy Cohen, Chair of the Election Committee, reported that 122 votes were submitted to waive the Reserves and 5 voted against. Therefore, the Reserves will be waived for the 2008 Budget. Questions were raised regarding the painting of the building. Mr. Bender, Association Attorney, stated that an assessment would be necessary for painting the building.

Dear Galleon Residents,
As you know, the Galleon is undergoing several major building projects at this time. Our major focus is to coordinate CA Lindman and subcontracts while trying to minimize resident inconvenience. To date, I believe Paul has done an outstanding job coordinating this effort. CA Lindman has two crews working simultaneously to restore the catwalk and repair the leaks within the North and South Concrete Slabs (i.e. Garage Ceiling).
At this time, we expect most of the North Drive way to be complete by the end of 2006. However, we will have restricted usage (i.e. parking) as CA Lindman continues to restore the catwalk and install the new lattice.
Earlier this week, we changed the traffic pattern and shut down parking below the pool deck. Paul and John worked for two days trying to determine the number of parking spaces needed and how we are going to coordinate the effort to continue minimizing disruption to Galleon Residents. At this time, it appears, we have adequate parking for the residents in the building.
Earlier this week, SPEC, our professional engineering firm advised the Galleon to drain the Swimming pool for approximately 30 days until the Concrete repairs have been completed below the pool deck. SPEC and CA Lindman are concerned that the vibrations resulting from work below the pool may result in possible flooding etc. Therefore, to minimize risk of damage (i.e. flooding the basement), the Galleon Pool will be drained and closed until further notice (hopefully mid January, 2007).
If you are planning to occupy your unit this season, please contact Security at 954-563-2497 to alert them of your plans. That way, we can try to minimize inconvenience to you. Should you have any questions or comments, do not hesitate to contact myself or Paul.
PS - For those of your who do not remember the Concrete projects performed in 1999, it is extremely loud, dusty and may disrupt your relaxation plans.

SECURITY OFFICERS
The Galleon Security has advanced by implementing a new process for the Galleon Chief of Security, John Cahill.
As of September 2006, John Cahill is available to supervise development and oversee training procedures for all security officers from Monday to Friday starting 8:00am to 4:00pm.
Also, please introduce yourself to the newly hired full-time security officers.

There will Not be Any Unassigned parking on the North
Ramp until further notice.
We ask all Residents to use their assigned parking
spaces.

WE WILL HAVE LIMITED PARKING AVAILABLE
Park in your assigned parking space! If you have a second vehicle, see Security for temporary parking. ALL vehicles on property must be identified by parking permits.
It is imperative that Security have keys to all vehicles parked on the property. During construction it may be necessary to move a vehicle.
If we do not have keys, the vehicle may be towed.

Re: Building Repairs
Please be advised that, shortly, there will be a lift on the North side of the building, removing concrete debris and railings from the roof.
Initial lattice removal will take place in the next 2-3 weeks. Temporary protection will be installed simultaneously.
We are also beginning to repair the South wall.
Please be aware of the traffic flow changes on all levels as we progress.
We ask your cooperation as we move to improve our building.
